In today’s tough financial times, many people are under immense financial pressure. There are job losses, a turbulent stock market and fluctuating monetary values every day. Meanwhile real estate sales are also hard to predict, with lower interest rates and varying property values.
While many people consider it a great time for first home buyers to get themselves out of the rental market and buy their first home, there are also people who are struggling to keep up with their existing mortgage payments.
I am not going to suggest whether it is a good time to buy or sell property in this article, their are to many variables for each individual and everyone has to make that decision based on their own financial situation. Although there is no doubt though that there are many bargains to be found in the property market. It is the process of buying or selling a house that I would like to discuss.
When most people think of buying or selling property, they immediately think of real estate agents and the major real estate websites which really just advertise houses for real estate agents. But is this the way to find a bargain? I am not so sure.
Usually the best place to find a great deal on something is not the most obvious place. In any market, the seller with the highest amount of potential clients is not usually the cheapest option. The same often applies in the real estate industry.
Many people are also buying or selling their properties without an agent. By only focusing on main stream methods to find a house to buy, you may be limiting your chances of finding the home you want at the right price.
I guess the obvious benefits of buying or selling a house privately is that you do not have to pay the fees involved for the agent being involved. The commission paid to estate agents on the sale of a home is often tens of thousands of dollars. If you are selling you can also be in charge and take a more proactive approach than a real estate agent may.
From a buyers point of view you have the benefit of dealing directly with the owner, who is usually more informed about the houses’ condition and can be more flexible on times when you may be able to inspect the house. This can be a faster way to buy too because there is no middle man, who can slow down the negotiating process.
Some people just like to be in control of what they are doing when selling a house and do not the pressure that some agents may apply to get them to sell or negotiate on price. After all, if the owner doesn’t sell, the agent doesn’t get their commission.
While the majority of online marketing has been dominated by the big real estate websites and dominant real estate agent chains, it is becoming more and more possible to find people selling their homes or property online through private real estate sale websites. Such sites allow you to browse through many houses from across the country and contact the seller directly for information on the house and to hopefully buy your new home.
As an entrepreneur I am always looking for ways to save money, or make money for less. Cutting out the middle man is commonly one of the best ways to achieve this. I have found buying property from private sellers is usually a more enjoyable experience too, because you are dealing with someone who does not sell houses for a job.
So if you are searching for a new home and hope to save some money, or if you want to sell your home yourself, get out there and find where the private real estate listings are, and you too could make more money from your property investment.
